Paving Inside the Gates
Asphalt paving in Canyon Lake comes with a gate. Canyon Lake's gates are staffed 24 hours a day, and outside visitors, including contractors, need sponsorship from a property owner or renter to enter. We coordinate access with you before the job so trucks and crews get in on time.
A planned community
Corona Land Company developed Canyon Lake in 1968 as a master-planned community of 4,801 lots, and the 2020 census counted 4,568 housing units. Many homes date from the 1970s and 1980s, and original driveways are well past typical asphalt life.
The reservoir
Railroad Canyon Reservoir, the lake at the center of the community, was created in 1928 and is fed by storm runoff from the San Jacinto River and Salt Creek. Many lots slope down toward the water, so driveways need runoff directed away from the house and into landscaping or the street.
Its own city services
Canyon Lake ended its Cal Fire contract in 2020 and launched its own fire department in January 2022. It also handles its own fire hazard zone information, separate from the county.
Typical work
- Driveway replacements on 1970s and 1980s homes
- Sloped drives rebuilt with better drainage
- Boat and trailer parking pads
- Crack repair and seal coating
Community rules
Check your community's architectural rules before changing a driveway. We provide a written scope you can submit.
Costs
HomeGuide puts a new 400 square foot asphalt driveway at about $2,000 to $4,800 and a 600 square foot one at about $3,000 to $7,200. Sloped lots with extra drainage work cost more. We itemize.
Sealing schedule
For sound driveways, crack repair and a seal coat every few years keep them in shape. HomeGuide puts sealing a two-car driveway at about $400 to $1,200.
Tight streets
Some Canyon Lake streets are narrow and winding. We size equipment for the access and keep the road clear for neighbors.
Older driveways
With many homes from the 1970s and 1980s, original driveways have long passed the 15 to 30 years cost guides give for asphalt.
Boat and trailer parking
With the lake at the center of the community, many households have boats and trailers. Parking pads for them need a deeper base and 3 to 4 inches of asphalt, and a pad under the trailer tongue jack keeps it from punching into hot asphalt.
Gate scheduling
Because every vehicle needs sponsorship, we confirm the number of trucks and the delivery times with you ahead of the job.
Lakeside drainage
Water from the street and the lot above often crosses lakeside driveways on its way down. We set the grade and add a channel or rolled edge where needed so water goes around the pavement and into landscaping, not under the asphalt or toward the house.
Community lots
Community facilities and marinas have parking areas that need sealing and restriping on a regular schedule. We phase that work around events.
Costs for repairs
HomeGuide puts crack filling at about $0.50 to $3 per linear foot and pothole repairs at about $100 to $400. Repairs plus a seal coat can keep a sound driveway going for years.

Canyon Lake Questions
How do your crews get through the gate?
You sponsor our access; we coordinate dates and vehicles with you in advance.
Can you pave a boat parking pad?
Yes, with a heavier section.
Do I need community approval?
Check your architectural rules first; we provide a written scope.
My lot slopes to the lake. Does that matter?
Yes. We grade so runoff goes to landscaping or the street, not toward the house.

Spring through fall, outside winter storms.
