Asphalt Paving in Perris, CA

A Railroad Town That Doubled in Twenty Years

Asphalt paving in Perris covers a city that has changed fast. Perris began in 1885, when most residents of the nearby settlement moved two miles north along the railroad, and it was named for Fred T. Perris, chief engineer of the California Southern Railroad. It incorporated on May 26, 1911. For most of the next century it stayed small; then it grew from 36,189 residents in 2000 to 78,700 in 2020. The city now has about 19,424 housing units, about 65.4 percent owner-occupied, and most of them are less than 30 years old.

Three kinds of Perris jobs

  • Older downtown and near-downtown homes: narrow lots, older driveways laid thin on native soil, alley approaches, and small commercial lots that have been patched for decades.
  • Newer tracts: driveways built in the 2000s and 2010s that are now due for crack repair and their second or third seal coat, plus extensions and RV pads.
  • Commercial and industrial: lots and yards near the I-215 corridor and the distribution centers, where truck traffic sets the pavement design.

Heat drives the maintenance schedule

Perris averages highs of about 96.7 degrees in July and 96.9 in August, with very little rain in summer. The sun dries out asphalt binder quickly, which is why seal coating every few years matters here more than almost any other maintenance step. Winter is mild most days, but the January average low is about 34.7 degrees and the record low is 12, so cracks still see cold nights and winter storm water.

Distribution centers and truck traffic

The city's top employers include distribution centers for Ross Stores, with 2,193 employees, Lowe's, with 926, and Home Depot, with 905. Trucks serving those facilities and the businesses around them run on local roads and lots every day. For commercial properties, we design entrances, truck lanes and loading areas with a deeper base and thicker asphalt, and keep passenger stalls at a lighter section.

Skydiving and the airport

Perris calls itself the skydiving capital of America, and Perris Valley Airport has a 5,100-foot runway. Visitor traffic to the airport and to the Southern California Railway Museum means busy parking areas on weekends. For businesses that serve visitors, we schedule work on weekdays and phase lots so they stay open.

Dust and clean streets

Construction dust here falls under the South Coast AQMD's Rule 403: dust must not stay visible beyond the property line, and dirt tracked onto paved roads has to be removed by the end of each workday. We water and sweep on every job.

What a Perris driveway costs

HomeGuide's national table puts a 400 square foot asphalt driveway at about $2,000 to $4,800 and a 700 square foot one at about $3,500 to $8,400. Removal, base repair and approach work add to that. The written estimate after our visit is your price.

Work at the street

If your project changes a driveway approach, curb or sidewalk, it reaches the public right-of-way. We check with the City of Perris about what it requires before scheduling. Call (951) 724-5384 or
