Readable Lots and Accessible Parking
Striping and ADA layout keep a parking lot usable and compliant. In Perris, strong sun fades paint and tires wear it off in drive lanes; HomeGuide says a striping job typically lasts 2 to 5 years. Once lines fade, drivers park unevenly, stalls are lost and accessible spaces become hard to identify.
Accessible space counts
The Department of Justice says restriping a lot requires accessible spaces under the 2010 ADA Standards. Minimum accessible spaces by total spaces in the lot:
- 1 to 25: 1
- 26 to 50: 2
- 51 to 75: 3
- 76 to 100: 4
- 101 to 150: 5
- 151 to 200: 6
- 201 to 300: 7
- 301 to 400: 8
At least one in every six accessible spaces must be van-accessible.
Dimensions
Accessible car spaces are at least 96 inches wide with a 60-inch access aisle. Van spaces are either 132 inches wide with a 60-inch aisle, or 96 inches with a 96-inch aisle, with 98 inches of vertical clearance. Spaces and aisles may not slope more than 1:48. Signs are mounted with the bottom at least 60 inches above the ground. On a site with four or fewer spaces, a van-accessible sign is not required.
Layouts
For new or overlaid lots, we plan stall widths and angles, drive aisles, accessible spaces near entrances, fire lanes, crosswalks and arrows, and mark them for your review before painting.
Prep and timing
We clean and blow off the surface before striping. On lots being sealed, we stripe after the seal coat cures, which makes the lines sharper.
Keeping the lot open
Striping paint dries quickly in mild weather. We work in sections or after hours.
Lot types
- Retail and restaurant lots
- Distribution and industrial sites with truck parking
- Churches and schools
- Apartment and HOA parking
- Medical offices, which may need more accessible spaces
Each has different priorities, and we lay out the plan with you before painting.
Truck and trailer stalls
Industrial and distribution sites often need long truck and trailer stalls, staging lanes and directional markings. We size them to the vehicles and turning paths you actually have.
Paint durability
In strong sun, paint wears faster. We apply traffic paint at a consistent thickness, and lines on a fresh seal coat stay sharper longer.

Striping & ADA Layout Questions
How many accessible spaces does my lot need?
It depends on the total: 1 for up to 25 spaces, 2 for 26 to 50, 3 for 51 to 75, and so on, with at least one van-accessible space.
How often should I restripe?
HomeGuide says 2 to 5 years. Sunny lots with heavy traffic fall at the short end.
Can you stripe after seal coating?
Yes, once the seal has cured. Lines look sharpest on fresh seal.
Do small lots need a van sign?
The DOJ guidance says a site with four or fewer spaces does not need a sign identifying the van-accessible space, though the space itself is still required.
Do you stripe truck parking?
Yes, sized for the trucks and trailers you use.
Can you change my layout to fit more stalls?
Sometimes. Stall width, angle and aisle width all affect the count; we show you options first.
Can you stencil stall numbers or reserved spaces?
Yes. HomeGuide puts stenciled letters and numbers at about $2 to $5 per character.
Do you paint fire lanes?
Yes, where the fire authority requires them or they already exist.
How long does restriping take?
A small lot can often be done in a few hours; larger lots are done in sections over a day or more.
